Peel NRE’s purchase of the Fiddler’s Ferry site from SSE was the first step towards transforming the disused former power station into a sustainable development, offering new jobs and high-quality family homes for local people.

The proposals will create new accessible parkland and wildlife areas and are being delivered in partnership with an expert homebuilder Northstone and specialist UK logistics development business, PLP. Over the coming years, Peel Group will work in partnership with Warrington Council (and neighbouring Halton Council) on the regeneration of the 820-acre site through a 10 to 15-year mixed-use masterplan, which will coordinate the regeneration of one of the largest brownfield sites in the country.

The former power station is a considerable site which will requires extensive demolition before redevelopment can begin in earnest. The first phase of demolition commenced in January 2024 working in partnership with PP O’Connor Ltd, the entire project of demolition is expected to be completed by 2026.

The phased approach to the delivery of the project will be completed in 2040. Peel NRE will be engaging extensively and proactively with key stakeholders and the local community as the plans progress over years. Partnership is at the heart of the work, and input to help deliver a scheme that meets the future economic, social and environmental ambitions of both Warrington and Halton councils and their communities is paramount.
